Applicants are required to pay a non-refundable application fee to authorize a background check and additional qualification processes; applicant will be responsible for any credit card/debit card processing fees. Our pre-leasing program allows applicants to reserve a “coming soon” or “available soon” home by paying a Hold Fee. See https://support.firstkeyhomes.com/hc/en-us/articles/14420367535515-Pre-Leasing-with-FirstKey-Homes-is-Easy for details.
Upon applicant approval, Leases are required to be signed within 24 hours of generation. In the event Lease is not signed within the 24-hour time frame, FirstKey Homes may elect to cancel the application and place the home back on the market.
A non-refundable Admin Fee is charged when a Lease is generated, to cover administrative costs to process, generate, and deliver Lease agreement documentation, as well as various pre-move/move-in services. See further details on our Rental Fees page. Admin fee excluded in Colorado.
- Non-U.S. citizen applicants will be subject to all qualifications outlined in the criteria and may be required to present additional documentation, including but not limited to:
- Unexpired foreign passport (most common baseline ID)
- Consular ID
- Permanent Resident Card (Form I‑551 / “Green Card”)
- Employment Authorization Document (EAD / Form I‑766)
- Refugee travel document or re‑entry permit
- Temporary resident card
- If the home you apply for is leased by another applicant or the current resident stays in the home past their move-out date, your approved applications is valid for thirty (30) days. You can transfer your approved application to another home with an equal or less monthly rent amount; please contact a FirstKey Homes leasing specialist. After that time period, all applicants must provide written consent for additional screening, credit checks, criminal background checks, consumer reporting screening, income verification, and re-qualification for a property managed by FirstKey Homes, LLC.
- FirstKey Homes employees or vendors, and their immediate family members residing with them (spouses, parents, children, siblings and their respective spouses), or persons living in the same households of such employees, whether or not related, are not eligible to enter a Lease with FirstKey Homes, and their application will be denied if submitted. If their application is approved or they sign a lease agreement, FirstKey Homes may terminate the lease agreement and you will be required to move-out.
