Renewal Process and Requirements

If your lease is up and you’ve been offered a renewal, FirstKey Homes would love to see you stay as part of our family. We do our best to make it easy for you to keep loving where you live.

Renewing Your FirstKey Homes Lease Online 

It’s quick, easy and convenient to renew you lease online. Here’s how: 

1. Log in to the online Resident Portal at https://www.rentcafe.com/residentservices/apartmentsforrent/userlogin.aspx. 
2. Select “Lease” and then “Lease Info” from the home screen. 
3. You will be prompted to select your renewal proposal on the Lease Offers screen. Click “Select” on the offer you choose. You will then be directed to confirm your renewal selection; click “Continue."
   • IMPORTANT: THIS DOES NOT COMPLETE THE RENEWAL PROCESS. This only confirms your selection of the lease term.  
4. You will receive a confirmation email of your selected lease proposal, and our Renewals Specialist Team will create your renewal lease. At that point, you will be able to sign in to your account and sign the lease.
5. Please note: the main resident on the account must first make the selection of the new lease offer. Once the selection is made, additional lease holders can log in and sign the lease agreement. (Each lease holder must have their own unique email address in order to sign.)

Lease Renewal FAQs 

Q: I am set up for ACH (automatic payments); do I have to update my account when I renew? 

A: If your account is currently set up for ACH, please call the Payment & Collections Team (844.395.3959) at least 15 days before the start of your new lease term to ensure that your payment amount is set up correctly. Failure to do so may result in improper deduction of funds from your account, which may lead to a balance on your ledger. 

Q: I have some concerns regarding maintenance work that needs to be performed prior to me signing a renewal. 

A: If you have any outstanding maintenance needs or concerns, please submit a request online through our Online Self-Service portal or call 844.395.3959

Q: My current roommate is not renewing, and I want to add someone else to the lease. 

A: If there is any change to the composition of the household (resident being removed or added), please contact us at 844.395.3959 for assistance and details about required documentation. 

Q: What are the requirements for renters insurance at lease renewal? 

A: All residents are required to maintain and furnish proof of valid renters insurance on their property per the renewal lease offered. A non-compliance fee will be assessed to your account should proof of coverage not be provided. You can upload proof of coverage at https://www.effectivecoverage.com/proof/ or email to FirstKeyHomes@EffectiveCoverage.com. FirstKey Homes, LLC must be named as a “Party of Interest” or “Interested Party” (or similar language as may be applicable based upon the insurance company) on the policy.
